Many homeowners assume listing with a real estate agent is their only option to sell, but there actually three ways.
List Your House with a Real Estate Agent

Salem if you choose this route.
This is the most common way to sell a house, but not necessarily the best. Real estate agents primarily market to traditional home buyers. These buyers are usually looking for the “perfect” house to live in themselves, and they will rely on a bank and a traditional mortgage to complete the purchase.
Before a bank agrees to make a loan on a house, they require an inspection, and the inspection has to show the house is in pretty good condition. If the house has a leaky roof, bad plumbing, an outdated electrical system, or any other major problems, those problems have to be fixed before the deal can close. Buyers often expect the seller to make the required repairs, at their own expense, in order to complete the sale.
Sometimes a mortgage application can be denied for other reasons. Banks change their lending standards on a regular basis, so even if a buyer is pre-qualified when they make an offer, there’s a chance their loan will fall through if the bank suddenly decides they don’t make enough money or their credit score is no longer high enough.
A house listed by a real estate agent is competing with every other house currently listed. If the house down the street has a nicer lawn or a bigger kitchen, it’s likely going to get more attention from buyers than your house. Not only can this result in a lower offer price, but it can also result in your house sitting on the market longer while you wait for a buyer. Every month you wait for a buyer is another month you have to pay the mortgage, taxes, insurance, and utilities. Even in this current market, many houses in Salem take three to six months to close.
Once you do find a buyer, and make all the necessary repairs, and the bank agrees to give your buyer a loan, your real estate agent will keep a percentage of the sale price as their commission, usually 6% (that’s $21,000 on a house that sells for $350,000). You will also likely have to pay at least part of the closing costs, which can cost you thousands more.
Listing your house with a real estate agent should get you the highest and best possible offer for your house, but don’t forget that high offer will be offset by thousands in expenses. And you might be waiting months before you get that offer.
List Your House Yourself (For Sale By Owner)

People who choose to put their house on the market themselves do so to save money by avoiding the agent’s commission. They’re willing to put in the effort to market their house themselves, in exchange for (hopefully) thousands of dollars in savings.
Most of the time these houses are marketed to the same traditional buyer that agents are marketing to. The buyers are still looking for the “perfect” home. They still need it to be in good condition to get a loan, and those loans can still fall through if the bank changes their lending standards.
Marketing a house without a real estate license can be challenging, but it’s easier now than it has been in the past. You can pay a flat fee (usually a few hundred dollars) to have it listed on the Multiple Listing Service (MLS), but even if you don’t put it on the MLS you can still get it listed on Zillow, Redfin, and the other major real estate websites.
Although the total commission you pay is less when you sell on your own, you may still have to pay a commission to the buyer’s agent. Most buyers use an agent because it doesn’t cost them anything, since both commissions are traditionally paid by the seller. If you don’t offer a commission to a buyer’s agent, they have no incentive to bring their buyers to see your house. Many people selling without an agent offer at least a 2% commission ($7000 on a house that sells for $350,000) to buyer’s agents. Even then many agents will not work with a FSBO seller. Fewer buyers considering your house means you’ll likely have to settle for a lower offer and it will probably take even longer to sell.
Frankly, we don’t recommend the FSBO route to anyone. You’ll end up putting in lot of work and ultimately the money you “save” will probably be lost because your house will sell for less than if you had used an agent.

About Salem
In an area originally known as Chim-i-ki-ti ( “meeting place”) by the native Kalapuya tribe, a large Methodist Mission was established in 1834, a few miles north of the current location of Salem. The current town site was laid in 1842 and became the territorial capital in 1851, but wasn’t formally incorporated as a city until 1857.
